| dc.description.abstract | [eng] This dissertation studies the mathematical modelling of amortization paths in variable-rate mortgage loans, using the REDAL case as its motivating context. REDAL is interpreted here as a possible indetermination in the rule used to recalculate future instalments. The aim of the work is not to address the legal validity of a specific contractual clause, but to analyse, from a mathematical and financial perspective, what happens when the initial principal, the maturity and the sequence of interest rates are known, but no unique path of instalments is operationally determined. The mortgage loan is formulated as a discrete-time dynamical system in which the outstanding balance is the state variable and the instalment is the control variable. This framework makes it possible to define a set of financially admissible paths, subject to non-negative outstanding balances, exact repayment at maturity and absence of negative amortization. The French amortization method is introduced as a particular rule for selecting instalments and is used as a benchmark path, without being interpreted as an absolute financial optimum. On this basis, a convex optimization problem is formulated in order to select admissible paths close to the French benchmark. The model is then extended by adding a quadratic penalty on year-to-year changes in instalments, producing smoother and financially interpretable amortization paths. Under the assumptions considered, existence and uniqueness of the solution are established, and the numerical implementation is carried out through a reduced KKT system. The model is finally applied to a retrospective simulation of a variable-rate mortgage over the period 2000-2024. The results show that it is possible to construct admissible paths different from the French benchmark that substantially reduce year-to-year instalment variability while preserving final repayment and satisfying the financial constraints of the model. The main conclusion is that the rule used to select instalments is not neutral: different admissible rules may lead to measurable differences in instalments, total interest, outstanding balance and the timing of the borrower's payment effort. | |
